When is trash pick-up?

Trash is picked up every Tuesday. Recycling is picked up every other Tuesday. If there is a holiday on Monday or Tuesday, Recycle pick-up will usually move to Wednesday.

 

What trash is acceptable (or not)?

Regular household trash and any items that can be lifted by a single driver and will fit into the rear of the trash truck (ex. small furniture, carpets etc.) is acceptable. What is not allowed includes:  hazardous waste, computers, TVs and the like, landscaping materials and construction materials.

 

What do I do with my old computer, washer, dryer etc?

Best Buy will take your old computers, printers, etc. Refer to www.bestbuy/green.com

to get the current details of "Best Buy Recycle Policy & Program".  You will see that some things are free and some are $10.00.  There is a limit of 2 at a time.

Also, the Town of Ipswich has a program where you go to town hall and get a $25 sticker for the item. They will then make arrangements to pick it up. The town number is 978-356-6612.

When do I need a Work Authorization?

Any work that you are doing to the outside of your home needs an approved Work Authorization. No homeowner shall have any work done to the exterior of his or her home without a signed written work authorization form from the property manager. 

 

“Any Work” includes painting, roof repairs, landscaping, rock wall repair, walkway repairs, improvements etc.  Exceptions would be: (1) an emergency such as a tree fell during a storm; (2) window washing; (3) gutter cleaning; (4) black driveway sealing. 

 

If you have a regular repair person or landscaper who comes in regularly for routine work, you will need to complete a semi-permanent annual Work Authorization Form for this person or organization that will be kept on file in the Gate House.

Once approved, a copy will go to the Gate house. If the Gate Attendants do not have a copy of your Work Authorization on file they will not allow your contractor to enter. Request a Work Authorization Form here.

 

Who approves the Work Authorization?

Routine repairs, minor restoration, painting and the like can be approved by Property Management. For larger projects that may require building permit or changes in existing conditions Property Management may require that you have to go before the Design Review Commission (DRC). There is a charge for their services at $100 per man per hour. In most instances it is no more that $100 total unless, for example, you are adding an addition or deck.

 

Where do I find a list of contractors?

Your neighbors have given management the names of contractors they have used and have liked. A list of these contractors can be found in the Contractors Recommended by Your Neighbors document from the Homeowner Information section of the Bulletin Board page.

 

What are the approved Paint Colors?

There is a list of approved colors in the Paint Policy document in this web site. Homeowners may access, view or download the document from the Homeowner Information section of the Bulletin Board page. 


Why did I get charged a late fee?

There is a clear collection policy which generates when late fees are added to your account. Here is the policy:

  • Quarterly bills will be mailed 30 days prior to their due date of January, April, July, and October 1st.
  • Payment is due on the first of each of these months.
  • On the 30th of the due month, the balance will accrue 18% interest per annum.
  • At 31 days late and in addition to the 18% interest per annum charge, you will be sent a late letter as a courtesy. 
  • At 60 days overdue, your account is sent to a collection attorney and a $200.00 Management fee is applied to your account at the time the “legal complaint” is filed for administrative costs associated  preparation and monitoring the collection process.
  • By the order of the Homeowner Association By-laws, all attorney's fees and costs for collection are also the debtors responsibility .

 What do I do when I lose my mailbox keys?

The mail carrier will replace the lock on your mailbox and give you new keys for a $5.00 fee. The key to the mail kiosk building can be purchased from the Gate House for $15.00 each.

Q:   What work requires a Building Permit.

A:   Anything other than paint and paper will probably require a Building Permit.  This also includes most repairs, eg. Roofing, siding, replacement windows, etc.
